Project for building redevelopment and partial change of use in an area subject to restrictions and safeguard measures. The design was guided by LEED principles and criteria, resulting in NZEB and LEED Platinum certified building status. The design, integrated with BIM methodology, has achieved high standards in terms of sustainability of the construction process and environmental comfort, also through dynamic energy modelling. Innovative solutions include the adoption of a ventilated façade and BMS control and monitoring systems for consumption, as well as a cooling and heating system with a radiant ceiling powered by heat pumps connected to geothermal probes and a photovoltaic system. The redevelopment of the green spaces features indigenous plants and a smart drip irrigation system, along with a rainwater harvesting system for reuse in sanitary systems and irrigation. The design also includes play areas for users and a mobility and car-sharing system featuring electric and two-wheeled vehicles. A building automation system has also been installed, connected to the lighting system and brise soleil to contain the consumption, which has already been reduced through a photovoltaic installation, making the building energy-independent and self-sufficient.
